LANDLORD SOLUTIONS is a truly individual insurance product. Unlike many of its
rival policies, LANDLORD SOLUTIONS allows you to select exactly the product that
suits your needs – from the scope of cover and renewal date, to the level of
excess applicable. LANDLORD SOLUTIONS provides a uniquely flexible contract
whether you own a single property or a multiple premises portfolio.
A Complete Insurance Package
LANDLORD SOLUTIONS caters for all types of property including Houses in Multiple
Occupancy (HMO’s) and purpose built blocks of flats. Occupancies accepted
include Student lets and tenants who are claiming housing benefits – in fact any
kind of tenant just so long as you retain control over the occupancy of the
property. Part commercial occupancies can also be considered – in many cases
without the need of an additional policy.
Protection of the rental income produced by your properties is fundamental to
the success of your business. In the event of a disaster, where the property
becomes inhabitable, your rental income is covered up to 20% of the building sum
insured. This ensures peace of mind in relation to continuity of mortgage
payments on other investment demands. LANDLORD SOLUTIONS will provide this
invaluable protection up until the property is re-let and your income reaches
the same level as it was before the claim arose. There are no time restrictions
– just so long as the sum insured is adequate for the period of the claim.
Coupled with cover for all you legal liabilities and optional cover for the
contents of the properties for which you are responsible, LANDLORD SOLUTIONS
provides a complete insurance package for your needs.
Option for legal expenses
As an additional benefit to private landlords, LANDLORD SOLUTIONS now offers the
option of Legal Expenses. This unique product not only provides protection
against the costs of property and tenancy issues, but also includes cover
against tax and VAT disputes and investigations initiated by the Inland Revenue
– a valuable tool for a property owner.
Continuity, Understanding and Strength
Insurer continuity and strength of underwriting are key features in policies
such as these and sadly often, overlooked in favour for cheaper, less reliable

Buildings and landlord Fixtures and fittings
Insurance for the structure of the property including fixtures and fittings
owned by the landlord. Cover is provided on a full “all risks” basis which
includes fire, full perils, subsidence and accidental damage. All buildings
values are index linked to combat inflation. Cover can also be arranged if the
property is undergoing refurbishment or becomes unoccupied for an extended
period of time.
Landlord Contents and Contents of Common Parts
Protection for furniture and household goods which are owned, or are the
responsibility of the landlord, which are solely for the use of the tenant.
Cover is per the perils insured under the Buildings section with the exception
of Accidental Damage which is not available. Note: cover for high risk items
such as TV’s, videos, white goods, HiFi, computers, works of art, gold, silver
or other precious metals is not available with this policy.
Loss of Rent / Alternative Accommodation
Insurance to provide for the loss of rental income if the buildings are made
unhabitable by any of the above causes. In addition, should you need to
temporarily rehouse the tenants following loss, cover is provided for
alternative accommodation in a property of comparable status. The standard limit
provided is 20% of the buildings sum insured but extra cover is available upon
request.

Property Owners Liability and Property Owners Employers’ Liability
The policy automatically covers your legal liability to the public, including
tenants and lessees, as well as to your employees working on behalf of your
property business, in respect of bodily injury and damage to material property
arising out of the ownership of the property. The standard limits provided under
the policy are £5,000,000 in respect of Property Owners Liability and
£10,000,000 in respect of Property Owners Employers’ Liability. These limits can
be increased on request. Cover extends only to properties insured under the
policy.
Legal Expenses
For an additional premium, protection can be provided against the costs of
pursuing or defending disputes arising from the tenancy agreement or the removal
of squatters in relation to the residential properties you own and let out. In
addition, cover is provided for accountancy and legal costs involved in
representing you in an in-depth investigation by the Inland Revenue, Department
of Social Security or HM Customs & Excise (a separate policy will be required).
Types of Property and Tenants
This policy is designed to insure properties where the landlord and/or managing
agent retains control over occupancy of the property. All properties housing
working tenants, students and tenants in receipt of council/government benefits
can be insured under the Policy. Consideration will also be made to provide cove
to properties let to local councils, housing associations or asylum seekers. All
types of property type and construction can be considered including part
commercial properties (a separate policy may be required).
Premiums and Excesses
Rates of premium per property start at £1.20 per £1,000 insured and rise
according to the area where the property is situated the claims experience of
that property and the level of policy excess that you choose. Policy excesses
available include £250, £500 and £1,000 per claim). Premium payment is offered
by a variety of methods including credit card and direct debit.
