Overview

This is a very comfortable, well-maintained and spacious 4 bedroom terrace house for shared occupation. A new kitchen was fitted in summer 2023, with some additional new furniture, curtains, lighting and fire alarms installed. The hall leads to a sunlit lounge with 2 leather sofas, dining table and chairs, a wall hung flat screen TV and an electric ‘woodburner’ stove. The conservatory provides further cupboard and worktop space and houses a washing machine and tumble dryer. Double doors open from the conservatory to a well-maintained part patio/part lawn within a private walled garden complete with table and chairs. The new kitchen (2023) was re-equipped with new electrical appliances including electric cooker, cooker hood, kettle and microwave. There are two fridges and a 4 drawer freezer. The kitchen units provide plenty of storage space and worktop area. Upstairs there are three double bedrooms and the main bathroom, with WC, washbasin, and walk-in shower (new shower 2022). The spacious landing has a cupboard for general storage. The fourth double bedroom is downstairs, with a downstairs shower room and WC. All bedrooms have double beds, fitted wardrobes and a desk and lamp to work at. At the end of the garden is a lockable door to a rear alley for bringing bicycles in and out. There is a bicycle storage shed and retractable washing line. Garden maintenance will be provided by the landlord as required. The front door opens off a small front yard area where the bins are stored. There is gas central heating which is paid for by quarterly invoice; electricity is on a Smart meter. The rent stated doesn't include WiFi/Broadband and water/sewage costs. However ,we would be happy to provide a price to include these utilities should this be more convenient for you. There are 4 supermarkets within a 5 minute walk and the Uni bus is also a 5 minute walk from the house. A really comfortable house for 4 friends to share.

The landlord/letting agent would like to let this property as a whole. Most commonly to be offered on a joint tenancy agreement though some landlords may be able to offer individual tenancy agreements. If the property is for a single dweller an individual tenancy applies.
