Accommodation for Students is very pleased to release our latest Landlord
Research Report. Firstly, a big thanks to all those that took part – your
data has been vital!
This year’s survey has shown us that overall attitudes towards students as
tenants is once again, positive. Consistent with previous years, the vast
majority of respondents concluded that students make good tenants, with
very large proportions stating that they also made better tenants than
non-students.
Landlords attitudes and behaviours appeared to have been consistent with
previous years’ findings; increases in rent were at a rate that was similar
to 2015, they recorded their confidence in the market to be unchanged and
they are offering similar bills inclusive packages as was identified last
year.
However, of those respondents who believed that there would be an impact as
a result of political of new ‘Right to Rent’ requirements and the UK
eventually inciting Article 50 to leave the EU, large proportions of the
respondents believed that these impacts would be negative.
Nevertheless, despite the looming potential of uncertainty for some
landlords, successes were still apparent, with 87.78% of individuals in the
survey stating that they had let all of their portfolio for the 2016/2017
academic year. As a consequence, it is no surprise that 85.39% of
respondents also believe that they will be able to let all of their
properties for the following academic year (2017/2018).
