How to spot a good property deal: a student's perspective

Being in my final year of uni, trust me when I say I spent way too many hours scrolling through property listings. I’ve come to learn that finding a good deal on a flat or house can feel a bit like hunting for a unicorn. But don’t worry, I’ve been through it enough times to know what actually matters, and I’m here to save you some headache!

Here’s how I look at spotting a good property deal (from a student’s perspective.)

Location isn’t just a buzzword

You’ve probably heard it a million times: location, location, location. But it’s true! A flat that’s cheap but in a sketchy area or miles from uni might be a nightmare when it comes to getting around or even just feeling safe. Have you ever woke up late and panicked you won’t make it in time for a lecture - or worse - an exam? Well, I have, and it’s not fun.

So now, when I house-hunt, I check the walking distance to uni or the train/bus station, local shops, supermarkets, and cafés (you’ll thank me when you need instant noodles at 10 pm) but also the vibe of the area by actually walking around - that’s a pretty good way to understand how safe it feels.

Seasoned Student Tip: Google Maps street view is your friend, but nothing beats popping down there yourself to see if the area feels right.

Condition matters more than you think

Nothing kills the excitement of a new place like discovering damp behind the walls, a dodgy roof or worse - rats or cockroaches. When I view properties, I always keep an eye out for cracks in the walls or ceilings, signs of damp or mould, old wiring or plumbing and even weird smells - you’ll know when something other than people live in the property.

Seasoned Student Tip: Bring along a friend who knows a bit about DIY. Cheap landlords are known for DIY ineffective projects. Even someone with basic knowledge can save you from some expensive mistakes. Parents also always tend to know what to look out for during house viewings!

Keep an eye on market trends

Sometimes the area itself is your ticket to a good deal. New transport links, schools, or property regeneration projects can mean rent prices rise in the future. If you’re planning to stay in a certain property for longer, it’s best that you manage your expectations as rent tends to increase from time to time.

On that note, I also like to check local council plans or property news so I know where things might be getting better (or worse). There’s nothing like hearing the lovely sounds of an ongoing construction site bright and early after you just pulled an all-nighter.

Timing and instincts are key

You’d be surprised how often good deals come down to timing. Sellers who need to move fast, maybe for work or family reasons, are often open to negotiation.

Trust your gut. If something feels off or way too complicated, move on. There are always other properties waiting for you out there; you just need to find them.

Play to your student strengths

As a student, you might have some flexibility that others don’t, like small savings, cash from part-time work, or a friendly mortgage advisor or a group of friends ready to move in with you! Start small with student halls or a shared space if you can. It’s low-risk and gives you experience before taking on a whole studio by yourself.

Honestly, finding a good property deal as a student is all about balancing price, location, and risk. Don’t stress too much about making a fortune overnight; you’re learning, and even small wins now will teach you how to spot the really great deals later.

And remember, house hunting is supposed to be exciting, not a stress test. Keep it practical, keep it real, and trust your instincts; you’ll find something that will feel like home in no time!
