The court heard he had 31 student tenants paying an average £15,500 a month in rents at a number of shared houses in the town.
None were licensed as HMOs.
Berrington, 29, of Northampton, was found guilty and fined in his absence.
The court was told he repeatedly made excuses for not filing the applications.
Had he filed for the licences, he would have had to pay £3,500 to the council.
The council also disclosed other councils and the fire service are investigating other properties owned by Berrington.
Haringey Council has targeted a well-known local landlord for the first prosecution under a new additional licensing scheme.
Andreas Ioannu and his company Alibra Ltd – run with other members of his family – were fined for failing to licence a house in multiple occupation despite warning s from the North London council.
The licence application was delayed until a summons was received – making the application too late.
Ioannu is accredited as a landlord with the council, and owns a large property rental business.
Tottenham magistrates fined Ioannu £3,000 and his company £1,000, and was ordered to pay costs of £1,725.
Following the hearing, Ioannu put in licensing applications for nine other HMOs and provided a list of other shared homes for which licence applications are also due to be filed.
Magistrates were told Ioannu was repeatedly told his properties needed a licence, but he ignored the requests.
Councillor Nilgun Canver, Haringey’s cabinet member for the environment, said: "Unlicensed HMOs have brought many problems to tenants and the community in certain parts of the borough.
"We introduced this additional licensing scheme on the Harringay ladder to help improve matters, and we made every effort to advise landlords which properties would require HMO licenses.
"It's very disappointing when landlords with many properties, who should know better, fail to take the required action. This case must reinforce our message to HMO landlords that if they don't get the required licenses they will be subjected to a programme of targeted enforcement action."
