AFS Private Halls Rent Report 2016

With data collated from online research between May and July 2016, AFS found that the total average weekly rent value (ARV) for private halls in the UK has increased by £6.36 in comparison to last year.

The UK’s private halls ARV now stands at £144.42, excluding those in the capital. The average weekly rent value for London’s is much higher, at £275.38.

ARVs have increased across all regions, apart from those in Scotland, where prices have remained stable. However overall, the most expensive regions of the country (except London) remain to be Scotland (£161.01) and the South of England (£168.22).

All 15 of the cheapest cities are situated in the North of England. Bradford, Wolverhampton, Hull and Preston are the four cheapest cities for students to live in private halls.

In comparison to traditional student housing, private halls ARVs are around 67% higher. The gap between these two types of accommodation is closest in the North of England and Scotland, with the exception of two in the East (Lincoln and Cambridge). Private halls ARVs are, however, continuing to grow more quickly than that of shared housing rents.

The most expensive room type to rent in private halls is a studio (and one bed flats) with it’s own kitchen. For these rooms, the UK average is £172 per week, while the London average is £312. The cheapest rooms are those that share cooking and bathroom facilities.

While weekly UK private halls rents continue to grow steadily across the country, they have started to slow somewhat in London over the last year.
