The 2016 AFS Student Accommodation Rent Report has found that the overall weekly rent value for 2016 is £86.76.
This is a £1.27 increase from 2015 and a £13.03 increase from 2010.
The average weekly rent costs (ARVs) are highest in London, where students pay on average £136.61 for a rented room, and the South of England at £94.71. The lowest averages are found in Wales at £71.13, the Midlands at £81.62, and the North of England at £82.90.
The cheapest city for students to rent a room is in Stockton where the ARV is just £56. This is followed by cities such as Wolverhampton (£62), Bolton (£65), Dundee (£67), and Swansea (£68).
The most expensive city for a student to rent is London, where prices average at £148. Other cities, such as Uxbridge (£120), Kingston (£118), Exeter (£115), and Aberdeen (£109) all follow suit.
Due to the increased demand of bills included with the rent, AFS now sees 63% of properties on the website offering this option. This is a large increase from just 50% in 2015.
The average cost of a bills-included room stands at £87 a week which is £9 more than a room which does not have bills included.
The median average rent value (MRV), however, has fallen slightly and is down £1, from £84.00 to £83.00. The data suggests a flatter student market, less skewed by the most expensive properties.
When looking at the median rent value, London is, unsurprisingly higher than other cities at £147. The lowest MRVs are Stockton (£48), Wolverhampton (£57),and Swansea (£65).
