The challenge for landlords
The days of grotty bed sits and down at heel accommodation for students are numbered if not gone. In the technological age with green issues, increasing standards of quality and greater choice a landlord must be on the ball to succeed in the world of student accommodation. Most students spend their first year in halls of residence and some of those are of such high standard now that landlords have a very hard act to follow. For instance the city of Bradford is often much maligned by the media but lets take a look at the standard of accommodation in Arkwright Hall. Quite frankly it is not far removed from five star hotel treatment. It would almost be easier to list what it didn’t have than what it does. There is a swimming pool and gym on site (at an extra charge), 24 hour security and CCTV. All accommodation is guarded by the key fob entry system. Its location is right next to the town centre and university and there is free Internet access in all bedrooms. A major attraction is that no deposit is required and flats can be booked individually or as a group of 2-6 friends, as well as studios. The list goes on:- • Free contents insurance • Modern, secure environment for you and your belongings • FREE Internet access in bedrooms (upgrades available for an extra charge) • Large spacious kitchen, lounge and dining area • Standard and deluxe bedrooms available • 43 and 51 week tenancies available • Kitchen with oven, hob, microwave, fridge freezer, toaster, kettle, iron & board and vacuum cleaner • Bicycle rack • Laundrette • Car parking (extra charge, limited availability) Lounge areas have Freeview TV and in the kitchen you will find an oven, hob, microwave, fridge/freezer and every accessory you could wish for. With this level of virtual luxury it is going to be tough on any landlord, and student, to match it when it comes to providing private accommodation. This can only be good for landlords and students. Landlords can expect increased revenue by providing the best facilities and students know that there is a choice out there to match what they have become used to in their first year.
