As part of a new trial, Accommodation For Students are looking for landlords in any UK city who are willing to offer individual tenancies. Unfortunately, at the moment AFS is unable to support group tenancies during the trial.
The Instant Book Trial itself hopes to promote properties on our site whilst helping to reduce the amount of administrative workload for landlords.
How the trial works
The feature will allow you to add a “Book Now” button next to your rooms on
the AFS
website.
When a student requests to book, the AFS team will manage the process end-
to-end, including:
· Seeking your approval before confirming the booking
· Completing Right to Rent checks
· Referencing the guarantor (and student if required)
· Issuing the tenancy agreement and ensuring it is fully completed
Once the agreement is signed, the process is handed back to you to complete
the
tenancy onboarding.
What are the advantages for landlords that sign up to take part in the trial?
This service has been set up based on our proven PBSA Instant Book model, through which we have already processed £18.5 million of rent. It’s designed to support landlords through market changes driven by Renters’ Reform.
Instant Book will help you:
· Reduce your administrative workload
· Convert students who expect to book online
· Increase visibility to high-quality international students
· Fill empty rooms more quickly outside the standard lettings season
· Use Renters’ Rights-ready tenancy agreements
· Benefit from additional customer support and engagement from the AFS team
How to qualify for participation
In order to sign up and take part, you’ll need:
· Good quality photos of your rooms
· The ability to respond quickly to approval requests
Want to get involved?
Please note that the trial will operate on a £150 + VAT fee per successful tenancy and in order to participate, your properties must be live on Accommodation for Students.
