Webinar: Notice and Section changes of the Renters' Rights Act

With the upcoming Renters’ Rights Act being implemented in coming months, our recent Webinar aimed to allow landlords to understand their personal rights as well as the rights of tenants being protected by the act. In the webinar, different notice and section changes being implemented within the RRA was discussed.


Ryan Heaven, landlord and tenant specialist, advises landlords about how to deal withfour month noticeson periodic tenancies.


He also discusses Section 4a and six month notices, paying particular regard to whether the £7000 civil penalty for “relying on a ground where the person does not reasonably believe that the landlord will be able to obtain possession” is still applicable with the new RRA.


Ground 4a requires notification to the tenants prior to the commencement of the tenancy, so Mr Heaven discusses the key dates during the transition period in 2026 for notifying students that their existing tenancy is going to be ended with ground 4a. He also speaks out on how landlords can get possession when there are a mixture of students and graduates living together.
