Nearly three-quarters of England's tenants are happy with their home

Tenant satisfaction across England's private rented sector remains broadly positive, with 74% saying they are happy in their current home. 

The findings from Pepper Money found that just 11% of tenants describe themselves as being unhappy. 

Renters in the South East and South West lead the table at 78%, while both Midlands regions sit at 74%. 

London recorded 73%, which is matched by renters in Yorkshire and the Humber. 

Slightly lower satisfaction levels were found in the North West, East of England and North East as each returned 72%. 

Landlords play a vital role 

The firm's sales director, Paul Adams, said: "At a time when the UK is facing a chronic undersupply of housing, private landlords continue to play a vital role in bringing much-needed homes to the rental market. 

"It is encouraging to see that most tenants report positive renting experiences, particularly where landlords remain closely involved with their properties." 

He added: "Our research shows that when landlords are engaged and responsive, tenants feel the benefit directly through well-maintained homes, quicker repairs and a greater sense of stability and trust, all of which help sustain a functioning rental sector." 

Local landlords do better  

The lender also found that the distance between a landlord and their property appears to influence renters. 

Tenants with locally based landlords tend to report smoother experiences since they are more accessible when issues arise. 

Among renters whose landlord lives within 40 miles, 77% say they are happy. 

That drops to 71% where landlords are located more than 50 miles away. 

However, the landlord-tenant relationship satisfaction level peaks at 80% where landlords live between 31 and 40 miles away. 

It reaches 79% within a six-to-20-mile radius. 

Tenant satisfaction in the PRS 

Separate government research published last December painted a similar picture about tenant satisfaction in the PRS. 

Based on 1,517 renters, the survey found that satisfaction with landlords stood at 70%. 

That's higher than the 62% recorded for property management agencies. 

Feelings of security were also strong, with 77% saying they felt safe and secure in their home. 

When asked about property standards, 61% were satisfied with its overall condition, and 55% said their landlord had actively checked the property's state. 

When issues arise, most tenants still preferred direct contact with 68% paying rent straight to their landlord and 67% raising maintenance concerns the same way. 

No surprise for student landlords 

The managing director of Accommodation for Students, Simon Thompson, said: "For most student landlords, this survey result will not come as a surprise. 

"Most landlords provide a quality home and are responsive to their tenants’ requests. 

"That's in sharp contrast to what many critics of landlords will claim." 

He added: "No doubt that future tenant satisfaction levels remain high, even as the private rented sector absorbs regulatory strain and rising costs. 

"It's interesting too that the data reinforces that landlord proximity plays a role. 

"In student lets especially, where maintenance requests and tenancy turnover are more frequent, being accessible or having reliable local management in place can materially shape how tenants view their rental experience."
