Tenancy platform, Propoly, released an analysis that showed Nottingham to be the city with the most rental property listings across Britain. Across the 21 major British cities that were analysed in this research (July 2026), Nottingham agents exceeded the average by more than double with 31.4 available listings each in comparison to 13.1.
Number of rental properties being marketed
Across the 21 cities analysed, there were an estimated 71,536 rental properties available to let, marketed by 5,454 letting agencies. Nottingham stood out as a clear outlier, with 3,078 rental listings managed by just 98 agencies. This suggests landlords in Nottingham may be operating in a particularly competitive market, with agents handling significantly larger rental portfolios.
Not far behind
The Propoly analysis showed that Newcastle ranked second, with an average of 23.5 available rental properties per letting agency, based on 2,886 active listings across 123 agencies.
Aberdeen followed in third place, where agents were marketing an average of 18.2 properties each.
Several other cities also recorded above-average levels of available stock, including Leeds (16.5 properties per agency), Plymouth (15.6), Bournemouth (15.3), Leicester and Portsmouth (both 15.1), Sheffield (14.9), and Southampton (14.3).
These figures suggest that landlords in these markets may face greater competition when attracting tenants, making effective pricing and marketing strategies increasingly important.
Close to the National Average
Liverpool and Bristol both sat close to the overall average, with letting agencies marketing an average of 13.8 and 13.4 available rental properties, respectively.
Towards the lower end of the rankings, London and Cardiff each averaged 12.2 available lets per agency. While London had by far the largest rental market, with 33,473 properties available to let, these listings were distributed across an estimated 2,744 letting agencies. As a result, the average number of available properties per agency remained relatively modest despite the capital's vast rental stock.
Below average
Manchester, Sunderland, and Swansea all fell below the overall city average, with letting agencies marketing an average of 10.0, 11.9, and 11.1 available rental properties, respectively. At the bottom of the rankings, Glasgow averaged just eight available lets per agency, while Newport recorded the lowest figure of all the cities analysed, with an average of only 6.8 properties per letting agent.
What do the findings suggest?
The findings demonstrate that the volume of rental stock managed by letting agencies varies considerably across the UK's major cities. While some markets have a high concentration of available properties per agency, others operate with far smaller portfolios, reflecting differences in local supply, competition, and market dynamics. For landlords, these regional variations highlight the importance of understanding local conditions when choosing a letting agent or assessing the competitiveness of their rental market.
