Instant Book – Let your student properties faster with AFS
Landlords and letting agents on Accommodation for Students can now offer Instant Book, allowing students to reserve a room without needing to arrange a viewing first.
The service is designed to help you let your properties more quickly, reduce administration and reach a wider range of potential tenants, including international students.

Save time and let rooms faster
More students are looking for the convenience of booking accommodation online, particularly those who are unable to attend viewings in person.
Building on the success of our Instant Book service for purpose-built student accommodation (PBSA), we’re now making this option available to landlords and letting agents advertising shared houses and other student properties on AFS.
It’s a simple way to make your properties accessible to more students while reducing the time spent arranging viewings and managing the letting process.

How does it work?
The process is straightforward:
  1. Add Instant Book to your listings: An Instant Book button will appear alongside each room you choose to include in the service.
  2. Receive a booking request: Students can request to book a room directly through AFS. You’ll be asked to approve the booking in principle, so you remain in control of who you let to.
  3. We complete the checks: Once approved, AFS will carry out Right to Rent checks where applicable, along with student and guarantor referencing.
  4. We prepare the tenancy agreement: The agreement is issued to the student for digital signature before being sent to you for final signature.
The result is a simpler letting process, with AFS managing much of the administration on your behalf.

The benefits for landlords and letting agents?
The biggest benefit is the opportunity to reach more potential tenants and fill rooms more quickly. You will also:
  • Attract more international students: International students represent an important opportunity for landlords offering shared student housing. Many are looking to secure accommodation before arriving in the UK and are unable to attend viewings. Instant Book makes your properties accessible to these students, opening up an additional market for your rooms.
  • Spend less time arranging viewings, chasing paperwork and managing the tenancy process: AFS handles referencing and prepares the tenancy agreement, helping to make the process more efficient.
  • Stay in control: Instant Book doesn’t mean accepting tenants automatically. You’ll still have the opportunity to approve each booking in principle before checks are completed and the tenancy agreement is issued.
Who can participate?
The service is available to landlords and letting agents who meet the following criteria:
  • You manage your property listings manually on AFS.
  • Your property is currently advertised and live on Accommodation for Students.
  • You’re comfortable accepting tenants without an in-person viewing.
  • You have high-quality photographs of each room you want to include in the service.
  • The service is particularly well suited to landlords offering individual room tenancies, although properties let on joint tenancy agreements can also be included.
Interested in offering Instant Book?
If you’re looking to reduce the time spent letting your properties and reach more students, Instant Book could be a valuable addition to your advertising on AFS.
