With all our student houses the question we always ask ourselves is: Would we as parents be happy for our children to pay good money to rent this house? This question really does dictate how we run our business –all our houses are furnished and refurbished to a high standard, meeting all safety and Local Authority Accreditation requirements. During the summer months all gardens are maintained by our contractors. Quarterly house inspection are undertaken, by providing these services we are able to ensure the fabric of each house both internally and externally is maintained to our required standard. Because of this continual caring for the houses and well being of “our” students we have found past students have shown greater respect for “their” houses which means in the majority of cases negligible or no charges to cover damage ! You will find us very hands on – we live close by to all our houses, you will have access to our mobile phone numbers, land lines and e-mail address – available to assist you with any problems 24/7.     The location is nice and very close to uni, about a 10-15 minute walk up the hill. The property itself is well kept and the facilities are in great condition. Paul was always willing to help with any problems and took great care looking after the property. I would recommend this property, and Paul the landlord, to any students!

    This house is located in the perfect area for university of Kent students, with it being just a 10 minute walk to campus. The house itself is very nice with the rooms being spacious. Paul is a very helpful landlord, I would recommend him to any student looking to live off campus.

    The house is located in the perfect location. A 10 minute walk to the University through Elliot footpath and very close to town and Canterbury West Station. The landlord was amazing and would come over and resolve any problems we had immediately. It was the perfect house for living off campus.

    3SMP is perfectly situated between both campus and town. The walk to campus is a very simple and short one up Elliot Hill, which takes you out right by the co-op. The house was great to live in, so much so that my housemates and I chose to stay a second year! Paul was extremely helpful if ever we needed assistance- an example of which is a time when my housemates and I all forgot our keys and Paul was there within 10 minutes to let us in. Additionally, there were several times we messaged Paul to enquire about an issue, and he was there same day to offer a helping hand. Paul and his family are very friendly and helpful, and I cannot recommend the house more:)

    Paul and his family were excellent landlords, I could not have asked for better. Always there and willing to help with anything that needed it. The accommodation itself was excellent, the rooms were clean, good size, and a big plus was the individual locks on the bedroom doors.

    Paul is one of the best landlords i have ever had! He lets you get on without hindrance, he is also quick to respond to problems which arise throughout the tenancy. Simultaneously Paul is very understandable towards the student lifestyle and fully understands mishaps which happen.

    Paul Hamilton is a great landlord, and is very reliable if any problems arise with the accommodation. The accommodation itself has a nice kitchen and utility room, and 4 sizable bedrooms. The living room is bright and spacious, and there is a big garden. The only problem I could say is the mediocre internet, which will cause buffering issues if you ever need to watch a video and the other housemates you may have are doing the same. That said, it's very rare that this is the case.

    Mr Hamilton is a superb landlord and is very easy to get on with. He was prompt with dealing with any problems we had and sorted them to the best of his ability. The semi-regular visits by his cleaners & him ensured the house was kept in order and that we were living in suitable conditions. He was understanding of student loan constraints and time limits, being flexible with payment dates & making the rent payments easy.

    I have spent three years at this location and the only reason for leaving is my time has come to an end at university. Throughout my stay Paul, Liz and Candy have been nothing but supportive. There have been many issues revolving estate agents recently, it was comforting to go with people who treated us as humans; The house was perfect too!

    Paul has been such a great landlord, that we have decided to stay with him for a second year! He has a very hands on approach and so we never hesitate to contact him whenever we encounter a problem within the house. He will often come over straight away to sort the problem, which is always helpful when the boiler decides to break mid-Winter! All the houses we saw were clean and well-kept, and Paul works hard to maintain this standard throughout the year. As a house we have all been very impressed by service and standard of H N Lettings!

    When we first met Paul the first difference we noticed was that he greeted all his current tenants by their first name. No other landlord we'd met did this, it seemed they barely knew who their tenants were. This showed us that Paul has a hands on and personal approach which was what we wanted. If you ever have a problem Paul is there, in good spirits and helps out. We once woke up to a broken shower, gave Paul a call and within the hour he'd been over to our house, bought a new shower-head and fitted it for us. It is nice to be able to contact your landlord when you feel it necessary. Lots of student rentals are not allowed to contact their landlords personally. Paul's houses are clean and well kept. They also come with fully equipped kitchens which saves buying new saucepans, plates etc. Paul also offers a gardner and someone who does basic cleaning once every 2 weeks. Paul is generous and understands that you are students, and he certainly takes this into consideration. I would recommend H N Lettings to anyone who wants a good relationship with their landlord, who wants to live in a clean house and who wants their student house to become a home.

    Such a lovely little house, not at all like some of the manky student houses i've seen. Plus you get a cleaner and a gardener every 2 weeks which is FANTASTIC!!! Paul is really helpful and will always reply to texts, calls or emails and be round if there are any problems. I would recommend this landlord to anyone!!!!

    Quite easily to sum up: everyone that has heard about, or visted our house has been in agreement that it is the Buckingham palace of student accomodation, and thats not mentioning the cleaning service and fantastic landlord. On a serious note though the house is unrivalled in location and quality. With a super landlord that is always in contact and more than happy to help!!

    Paul was a fantastic landlord for our first year out of campus accommodation! So good we are continuing to let from them aswell next year in one of their other houses! As a landlord he is second to none, always there if we need any help! Everyone who has visited us has commented on what an excellent condition the house is in, and it is far nicer then theirs! We have also very much appreciated the inclusive bills package and cleaning by Liz and Candy who always do a good job. HIGHLY RECOMMENDED.

    The Hamilton's are fantastic landlords. We had a lot more contact with them than a lot of m friends (some of whom hadn't even met their landlords upon moving out!) Paul and Liz were always willing to help us out and would come quickly whenever we called them(especially when I got my key stuck in the door!) And the houses speak for themselves to be honest. Overall a top quality experience, landlords I would definitely recommend.
