Excellent landlords, very helpful and quickly responded to any questions or issues. Was a great location with a ten minute walk to the university and city centre, and five minutes to the Victoria shopping centre. Would definitely recommend to other students as a lovely place to live.

Living at [Property Address] has been an incredible experience for several reasons: Location: The property is situated in a fantastic location. It's close enough to the city centre to enjoy all the amenities and nightlife, yet far enough to provide a peaceful environment when you need to study or relax. There are numerous cafes, restaurants, and parks within walking distance, making it easy to enjoy leisure time without venturing too far. Commute to University: Getting to and from university has been exceptionally convenient. If, you go to Nottingham Trent literally is 5-8 minute walk so close. Living in the Property: The property itself is well-maintained and comfortable. The rooms are spacious, bright, and well-ventilated, providing a pleasant living environment. The neighbourhood has been great for focusing on studies while also feeling secure and at home. Landlord: The landlord has been incredibly helpful and responsive throughout my stay. From the initial viewing to any minor issues that arose, they have always been quick to assist and ensure everything runs smoothly. Their friendly and approachable nature has made the living experience even more positive, as it's clear they genuinely care about the well-being of their tenants.

I had a positive experience living at Watkin street during my second year with it being a short walk from uni and shops like Tesco in the Victoria centre. The house itself was in very good condition and had useful things such as a dishwasher and tumble dryer which not all student houses are supplied with. The landlord Paul and Billy were friendly, reliable and fast communicators which was really beneficial to us when we experienced any problems. They made sure that they fixed anything as soon as they could to make sure we had everything we needed. The effort they put in really made my experience positive when living on Watkin Street and I would highly recommend renting a property with them!

The location of the house was perfect as it was not far from the city centre or the university. The house is within walking distance from most places in the city due to its amazing location. The surrounding area of the house is also very good as neighbours on the road are helpful if ever needed. The landlord is also amazing and helpful with anything that you need. I would strongly suggest staying in a rowland property for a stress free tenancy.

A lovely cosy house, all of the rooms were lovely and light and getting to and from uni was about 10 minutes approx. parking on the street was easy just narrow to drive down. The house itself made me feel at home and feel safe at all times. Maintained always there when you need. Paul is a great landlord, very down to earth and generous!! #teampaul

The property was in a very convenient location for getting into University as well as town, both within a 10 minute walk. Our landlord, Paul, went above and beyond for the duration of our tenancy at Watkin Street. Any issues we had with the house, Paul was only a text away and would resolve the problem quickly and efficiently. The location was great, grimsby terrace was a lovely street with great neighbours too. Down the road from the centre and about a 5-10 minute walk from uni which was even better. The property was clean and spacious, we had no problems that couldn’t be solved quickly. Paul was always helpful and kind the whole time! Gifting us around holiday season made us trust him even more.

The house was great for our second year. Really good location and super accessible with regards to getting to uni and the city centre. Everything in the house was in great condition and any wear and tear was fixed almost immediately after we reported it. Living at Watkin Street for 3rd year was by far the best of all my 3 years at university, even with having stayed at Byron 1st year! Paul is the kindest and most attentive landlord I have ever had, not to mention a top bloke. We had regular gifts throughout the year, including but not limited to, massive bottle of vodka, eater eggs and a christmas present! The house was amazingly clean on arrival and just as described. We had an issue with our microwave in the first week and on the same day we texted Paul he turned up with a brand new one! The rooms all come with and TV and the facilities in the house are fantastic, all of the rooms are nice so no need to worry about getting 'a bad one'. Paul also owns a number of houses on the street and it is good to meet other houses and have parties etc... If I could redo my time at university the entire 3 years would be spent on Watkin Street, and a big thank you to Paul for being such a great landlord.

The location of the property along with access to the university and other city centre buildings is ideal, just a short walk from everything. The property is very homely with the most brilliant landlord who will sort any problems as fast as possible.

I had the worst Landlord in my second year at Uni... I think it was only fair that I got the best in my final year! The property itself was ideal for us as Uni students being within short walking distance to lectures/shops and accommodated us perfectly as the house was furnished to a great standard. It’s in a perfect location right in the city centre, a 3 minute walk from the Victoria Centre. It was also a quick walk to Nottingham Trent! the property was very well looked after and the landlord was so helpful with fast action on any issues we had.

Paul is a friendly landlord, and through either him or his maintenance people sort out any problems quickly. The property is really high quality, although the smallest room can get very cold. The bills can go over the amount set aside from rent, so keep an eye on them. Although we weren't particularly messy, the cleaner help us keep on top of some of the cleaning.

We found this house to be very good value for money, it was well protected and we had no problem with crime. Paul was very attentive and helpful so we cannot fault him or his service in any way. I Would definitely recommend one of his houses to everyone as they are a lot better than most other student houses in the area, and he is definitely one of the best landlords.

We found this house to be very good value for money, it was well protected and we had no problem with crime. Paul was very attentive and helpful so we cannot fault him or his service in any way. Paul is so lovely and the most kind and generous landlord we have ever had. He goes above and beyond for his tenants making student living a pleasurable experience. He takes great care of his houses which most definitely shows and provides 5 star living! He is available 24/7 for his tenants, answering texts and phone calls at all hours, even visiting the property at early hours if an emergency. We are sad to be leaving this year as we loved our house and we will miss Paul!

Paul isn’t your average landlord. He just isn’t there to make sure your rent is paid but he will always go that extra mile to make sure your living area is in excellent condition. This is why I lived in the same house for both my second and final year at university. Any problems with the house you give him a ring no matter how small or what time of night it is he will be there the as soon as possible, the majority of the times the problems were solved by the end of the day. He has the British Gas 24/7 call out service included for the boiler so if the bolier were ever to break down it would be fixed it next to no time and not leaving us without any heating. Also the cleaning lady is an added bonus. Paul is the Easter bunny as every easter he would come round and give us easter eggs. Paul also has an evening in Novermber where he gets all his tenants and takes them out to eat, with the added bonus of giving us free drinks vouchers which you can get whatever you want with it. Overall I would recommend Paul as I have never had any problems with him and it is worth every penny for staying in the house.

Paul has very high standards for his properties, our house was no where near a standard student accommodation. It came with flat screen TVs in every bedroom as well as the living room. Two bathrooms which were useful especially in a house accommodated by five girls. We had a reasonable paved garden and some flashy spotlights throughout the whole house, making the accommodation so luxurious. Paul as a landlord was also fantastic as he was available 24/7 so we never felt stranded in emergencies. When he was going on holiday he always made sure that he assign one of his team to look after us and he'll always inform us in advance. One of the advantages of living in one of Paul's properties is attending the tenants welcome party with complimentary drinks and Chinese food. Overall, I enjoyed staying at our house and would recommend anyone in the next academic year.

Paul was excellent from day one. He really cares about his tenants comfort and will make every effort to ensure his tenants are happy throughout the year. He doesn't cut corners and the house is very well maintained. I would recommend Pauls properties to anyone and would definitely rent from him again without thinking twice. Paul's always been easy to contact and has resolved any issues we've had quickly and efficiently. He provided us with a free cleaner who came about every six weeks, we had flat screen TV's in every bedroom and loads of other luxurys! He took all his tenants out for a drink and a meal (free of charge) last year where we got to mingle and make new friends with his other tenants. We have rang him at all hours of the day and night for lost keys, setting the alarm off and not knowing how to stop it etc. And he has done everything he can to help and is always genuinally concerned and wanting to help. If anything is broke he has a great team of handymen that fix it straight away! He charges good prices and doesn't rip you off with anything! He really is a great landlord! :D.
